The 2014 opening of Mandarin Oriental Bodrum signalled the region's institutional credentials; since then Six Senses, LUX, Maxx Royal, Caresse Luxury (Marriott Autograph) and Voyage have entered, with branded residences commanding €15-25K/m² rates.
Aegean coast benefits from Türkiye's Citizenship-by-Investment programme. EU/GCC HNWIs increasingly compare it to Mykonos/Sardinia and find similar luxury at 40-60% discount on yield-adjusted basis.
